You only get one chance to make a first impression on the MLS. In the Tucson real estate market, where buyers are often scrolling through hundreds of listings on Zillow or Redfin, high-quality photos are the difference between a "scroll past" and a "schedule showing."
At Geno Davis Photography, we use professional lighting and wide-angle lenses to make your property look its best—but we can’t photograph what we can’t see. To ensure your shoot runs smoothly and your photos look magazine-ready, we’ve put together this simple checklist for agents and homeowners.
1. Let the Light In (But Watch the Glare)
Natural light is our best friend. Before we arrive, please:
- Open all window blinds and curtains. This makes rooms feel larger and more inviting.
- Replace burnt-out bulbs. Check bedside lamps and vanity lights. If one is out, it creates dark spots in the photo.
- Turn ON all lights. Ceiling fans, under-cabinet lighting, and lamps should be on to add warmth.
2. The "Desert Curb Appeal" Check
Tucson exteriors are unique, but they can get messy.
- Hide the Trash Cans: Drag them into the garage or around the side of the house where they aren't visible from the street.
- Coil the Hoses: A messy green hose distracts from your beautiful xeriscaping.
- Skim the Pool: If you have a pool, make sure it’s debris-free. We want that sparkling blue water to be the hero of the backyard shot.
3. Kitchens & Bathrooms: Clear the Counters
The rule of thumb: Less is more.
- Kitchen: Remove toaster ovens, blenders, knife blocks, and piles of mail. A clear counter shows off the granite/quartz and makes the kitchen feel huge.
- Bathrooms: Hide toothbrushes, shampoo bottles, and hanging towels.
- The Golden Rule: Always put the toilet seat down.
4. Tame the Technology
Nothing dates a photo faster than a tangle of wires.
- Turn off TV screens (a big black rectangle is better than a frozen news anchor).
- Hide remotes and game consoles.
- Turn OFF ceiling fans. A moving fan looks like a blurry motion glitch in photos.
5. Don’t Forget the Driveway
- Please ensure cars are removed from the driveway and not parked directly in front of the house. We want to capture the architecture, not the vehicle (unless the vehicle is part of the sale!).
